Another Neighborhood Sinking
Proof that the political elite are bent on destroying any semblance of thriving neighborhoods in Chicago that don't reliably vote for democrats:
- A key city panel approved the construction of a seven-story, 297-unit luxury apartment complex near the Cumberland CTA Blue Line station in a 7-1 vote on Thursday despite the objection of Ald. Anthony Napolitano (41st), who said residents of the 41st Ward did not want the project.
Unveiled by the developer Glenstar O'Hare, LLC last December, the M-shaped building at 8535 W. Higgins Road would join a cluster of hotels and office mid-rises between the Kennedy Expressway and the border of suburban Park Ridge. It would include studio, one-bedroom and two-bedroom apartments, with the cheapest units starting around $1,200 per month.
No doubt this is payback from the Machine for Napolitano objecting to Arena's plan to destroy the Jefferson Park neighborhood. It's too bad decent citizens have no input into the destruction of the home values.

Well......if the value of property decreases, the assessed value should also decrease and, thus, the property tax amount should decrease......yes??
And, since the assessed value of property is based on the current, actual market value of a property, in the year of reassessment, the anticipation of a noticeable decrease in actual, market value = a noticeable decrease in the assessed value = a noticeable decrease in the amount of property tax imposed upon a property........which should be experienced......when??
What will happen to the area of Mont Claire-Galewood that was gerrymandered away from Alderman Nicholas Sposato because of they way they voted.
The Sears store at Harlem and North Avenue will be closing soon after many decades. My guess is that what will go in there will be more Sergio-Banks Luxury (Section 8) condos that will sink another solid neighborhood.
That area around Cumberland has been a blight for years. When I was looking for a condo, I bypassed that area 25 years ago. It was too congested then. Anyone making decent money won't want to live in that area. For all the people out there crammed together, the services in the vicinity are lacking. There isn't even a decent coffee shop on Cumberland.
The building's occupants are going to overload the infrastructure of the neighborhood. Within 5 years the building will turn condo. Then the taxation really starts.
The apartments will bring more taxes into city coffers that whatever homes are destroyed to build the apartments currently do.
41st Ward Residents - Please keep in mind that Ald. Napolitano's probable opponent will be another member of Madigan's Mafia.
Mr. Heneghan needs this type of maneuver in order to convince voters that Napolitano lacks the clout to thwart this type of political bitch slap. While Napolitano lacks this type of clout, he has far more integrity than any of Madigan's minions.
Tell Midget Mike that you will vote his step daughter out of the AG's office since we can't vote him out of office. Tell Heneghan to devote his time to get a judgeship and leave the voters alone. Now if we could only get asshole Arena out of office.

Ummm, actually no. Just because your property value decreases does not mean your property taxes go down. They just raise your tax rate so you keep paying the same taxes or more. This happens in all counties, not just Cook. It's a real scam.

According to google maps that's currently a vacant lot. Seems to be a very congested built out section right there. Looks to be many office buildings right there.
Now I agree the city is screwing the Alderman because of his views, but the development seems like a good fit for those blocks. Close to the Blue line, will pay big property taxes etc.
All that being said Aldermanic prerogative almost never gets ignored. He must have pissed off someone or some rich donor owns that property.
I'm generally against aldermanic prerogative, but this is an unusual move.
If I had my way a federal judge would appoint some independent zoning "czar" to determine zoning throughout Chicago. Alderman use that "power" to line their own campaign coffers and downzone or upzone inappropriately.
Oh well. Park Ridge is right across the street from this so I guess those folks can complain too.
It's a liberal democrat, sanctuary city. You have to have a "luxury" apartment for your criminals and illegal aliens to live in. Why would the taxpayers pay for less?

All of us northsiders used to laugh at the guys from the southside who live in the so called Garcia Ridge, but it seems that they are doing far better then us guys up north. I don't live in the 41st ward but know that that area up on Cumberland has the Pavillion which is a ghetto building along with too many condos and section 8 housing. Many questionable people driving and walking g a out.

Not entirely true. You must be a Machine backer. There will also be "affordable units" in the building too. That's code for Section 4+4. IF You live in the ward and don't want more garbage screwing up Taft , call the alderman and tell him. Get involved.
Retired after 30+ yrs. Now I find out that the city is building yet ANOTHER section 8 building near my home? Looks like the moving plans will have to shift into high gear if I want to get any where near what I paid for this place because once it opens, the property values will drop like the proverbial rock within the first year.

In the 1970's and early 80's, that area with the Pavilion and Catherine Courts was the place to be! All City workers (Police, Fire, Airport) and airline employees. Weekend parties were the best. And then the neighborhood changed...
Citizens do have power to change laws and have input into what goes up in their neighbornoods. We are just incapable of making those changes through votes.
The Pavillion (Cabrini North), Catherine (Ogden) Courts and Presidental Towerss were all fantastic concepts...before the HUD mandates of Section 8. Then came Pawar's 2015 Chicago Affordable Diversity Program.
Although GlenStarr is only dedicating just 7 Affordable Diversity ($330 a month) Units and will pay demonic Rahm $2.5 mil in penalty, the HUD voucher system is still the sticker that comes when they need to fill empty lodging..and they will want a full building.
GlenStar is a long standing builder/management company specializing in commercial space.
For them to venture into the rental property market seems odd.
I would not be surprised to see a future re-write of the City Ward boundaries...in favor of progressive police hater Section8'Arena.

My alderman, John Arena, is pushing for a lot of dense apartment projects, including subsidized housing, stating that it will bring a lot of newer businesses to the area. Our community is mostly single family homes, some two and three flats currently. Some portions of our neighborhood are close to the Blue Line (Jefferson Park). He's now pushing for a 7 story subsidized housing building and a 16 story apartment building close to the Jefferson Park stop on the Blue Line. We are concerned that these projects will destroy the character of our neighborhood.
My response about the lack of businesses close to the dense development around the Cumberland Avenue stop on the Blue Line challenged his premise that dense developments will lead to new businesses thriving in the area. There is a subsidized building called the Pavilion and it has been problematic for people in the surrounding areas. The area is a concrete jungle where large condominiums and apartment buildings are crammed together with no green space. There are scant businesses in the area even with the existing density. Adding more density to this already congested area is not a welcome development for people living in Norwood Park, Edison Park or Park Ridge.
The alderman of the 41st Ward, Anthony Napolitano, is a former member of both the CPD and CFD. He is the only "Republican" on the Chicago City Council. Alderman Napolitano stood with members of the 45th Ward to oppose the subsidized mid-rise apartment building in Jefferson Park when our alderman ignored us. We have a petition with over 4500 signatures from people in the neighborhood opposed to the project. City council members were aghast that Napolitano went against their "traditions" of not getting involved in another wards business. That building is close to Napolitano's ward and his residents were also against the project.
Now the proposal for this dense apartment building was approved over the objections of Napolitano. It's payback because he went against some arcane tradition in the city council and because he's a conservative. IMO, Alderman Napolitano is the most stand up guy in the City Council because he understands that he's there to represent his community. In addition, Alderman Napolitano stood up for the CPD when it was not a popular thing to do.
It's about a lot more than lattes my friend.

building. Nothing special, many 7-8 story apartment
buildings in other cities constructed that way in 1930s.

Yep, Tim Heneghan will try to use this against Naps, no use, everybody knows Heneghan is a asshole Rahms and ,Madigan guy. Heneghan turned his back on Mike McAuliffe, who he grew up with and backed this goof Mary Marwig against Mike. Feb 19 will be the beginning of the end for Heneghan. Napolitano is hands down the best Alderman in this City, followed by Nick Sposoto in the 38th.

Maybe he should run for mayor. It is about time the rats have their stranglehold on politics taken away. The only way to do it is verify the election is fraud free. No illegals voting, no early voting, and "scrutin" (yeah fuck you Lil Richie Daley, that's a dig at you) absentee voting. Maybe the M.A.G.A. spirit will engulf the good citizens of Chicago and we kick democrat ass locally.

We need to get the residency law lifted. Milwaukee county did it and won and then the mayor was kissing their rings. Does anyone know if we are working on that?
