- Concerned about a nearly 50 percent surge in home prices along the wildly-popular 606 trail, a pair of local aldermen have a plan to stop that gentrification dead in its tracks.
At Wednesday’s City Council meeting, Aldermen Proco Joe Moreno (1st) and Roberto Maldonado (26th) want the city to impose dramatically higher demolition fees along the trail and impose a new “de-conversion fee” whenever developers try to turn multi-family housing into more lucrative single-family homes.
Housing prices west of Western Avenue have increased by 48.2 percent since ground was broken on the 2.7-mile urban oasis, according to a study by the Institute for Housing Studies at DePaul University.
The converted elevated freight line has become a mecca for bicycle riders, skaters, runners and pedestrians. Housing prices east of the trail are up by nearly 14 percent.
So aldercreatures are attempting to influence market forces via a questionable series of fees to discourage gentrification.
Compare this to what alder-asshole Arena is doing up north, building a pair of multi-story monstrosities to de-gentrify a huge swath of the Bungalow Belt and importing people who can't afford to live there while calling any who oppose him "racist."

SCC, you said exactly what I was thinking when I first read the story earlier tonight. I'm racist for not wanting Section 8 in my area, but the Hispanic aldermen are not racist when the yuppies start gentrifying the 'hood. Chicago alderfucks are a truly stupid breed of fucktards.

I work over there and I can tell you 100% the reason is because they are both seeing their Hispanic constituent base moving westward. Most of them are the ones selling these rickety old frame houses to developers for way more then they are worth. With the demographics of their wards becoming less and less Hispanic, they see the writing on the wall that they too will eventually be replaced with an alderman who "more closely resembles the demographic makeup" of the ward. Think about it, a white alderman running a white ward? Say goodbye to Pr Fest, PR flags on division and everything else these Hispanic aldercrooks spent generations building in "their" Humboldt Park.
This is a last ditch effort to save their own asses. Hey Moreno and Maldonado...your constituents have voted with their feet and moved west. Go follow them. Then maybe we can get a District Commander other then a Hispanic one too
Developers will just absorb the fees and pass them along to the buyers hidden in the cost of the homes, as with all costs.
What these aldercreatures are really afraid of, is not the gentrification resulting in more and higher property taxes that the City desperately needs, but the loss of their voting constituents; which means possibly being thrown out of office.
As for that POS Arena he wants to increases his voting base to ensure his continual re-election. Dilute the 45th Ward with thankful voters.

Big money for permits to fix up existing homes. That permit fee will just get added to the new house price. Making homes even less affordable.
And what about if the building is damaged say, by fire? And is unsafe and needs to be demolished?

I thought the whole argument about our residency is so that we take a stake in our community.,why is it that people who don't work for the. It's can sign a 1-year section 8 lease, eat through the walls, destroy the property and wreak havoc on the community, and then just pick up and move a short time later.
But the people who want to establish a long-term investment investment in the community, and purchase a home are being punished?
It's the nature of things. The people who work hard, go to school, get good jobs, and are responsible with things like saving money and maintaining a credit score can in the end have nice things.
When and why did we, as a country, become OK with the fact that people who can live their lives irresponsibly and not work hard be afforded the same opportunities and live right next door to the people who live impulsively and make poor decisions?
The American dream is dying, by the belief that we should all have equal no matter what.
You want better/nicer things- you should have to work for it.
The City Council zoning committe approved Alderman Arena's 45th. Ward Jefferson Park housing plan. Alderman Raymond Lopez of the 15th. Ward pulled out the race card against the residents of the 45th. Ward who oppose the housing by saying; "You have subverted your own process, your own arguements, because of your own racist tendencies." The plan now goes to the full city council. So now you have no say in your own neighborhood and if you do you are racist. Another page out of the Saul Alinsky playbook. Welcome to Communism comrades.

Troll: I hope everyone enjoys their oasis in the city. Don't forget what comes with those inflated prices. It is still IN the city. The public school system mostly collapsed years ago. You still have a dangerous community and you have to travel through Indian country to get to the oasis. You have the CTA transporting crime to and from the oasis and best of all, you never know when an alderman bought by special interests will benefit from the approval of a section 8 so called mixed use apartment building in your oasis. So you pay the 48% up market value to get there. With those values, now is a most excellent time to sell and get the heck out of there while the getting is good.
Amazing that the politicians that are supposed to be stewards of the taxpayers dollars, and caretakers of the city infrastructure, don't want people moving into Chicago, bringing their tax dollars, raising property values, and on their own, making the city a more attractive place to live. Or is this just because the new people don't look like them? That's racist!

Maldonado had a lot of property in the area. He transferred it to his wife then voted zoning changes. Then it sold for a lot more than he paid for it. A true man of the community! ORL would be proud.
This is simply a case where the Hispanic alderman want to retain power. Decades ago these areas were white and had white aldermen. It was fine back then when they took over control politically, but in this day and age black and hispanic aldermen are feeling the change.

Uptown had great potential for development in the 80's. The area is close to the lake, public transportation and has spectacular Art Deco architecture. Many of the apartment buildings were turned into condos. However, all of this was feasible, until a Radical Left Wing Aldercreature named Helen Schiller came into the picture. To ensure her chances for reelection, Ms. Schiller gave Uptown the largest concentration of Section 8 (Affordable Housing) on the Northside. And the result has been that Uptown never recovered, and never experienced the potential it possessed for a Renaissance. Now Helen is gone, to other ventures, her son is an attorney who specializes in suing the police; but her "Legacy" lives on. Uptown today is "Shit" and not improving. The area is violent and in decline. A lesson that should be noted by those in Aldercreature Arena's Ward. Both of these people were hardcore Radicals with political Leftwing Agendas, and their tax paying constituents suffered. Both of these Political Hacks, were from somewhere else, and after they profited and destroyed neighborhoods, they left and went back to somewhere else. Why wouldn't you want to live in sh*t city?.. Chance of being shot every 2hrs.40min(according to heyjackass), property taxes skyrocket last few years and keep climbing, water/sewage bill will keep going up 7% every year until 2021(for now) plus pay extra $ for garbage pick up which used to be free. Can't send my 2 kids to CPS for obvious reasons so Nazareth Academy tuition is $13,300 per kid plus $545 school fees per year. Now add stupid sh*t like water/soda or shopping bag fee at local stores and they wonder why we don't want to live in this fucked up city. Unless you make $200,000/year bills will pile up quickly.

I think what people said was it was stupid and a waste of money. And it DID cost a fortune and it generates no income.
That being said, my $40,000 vacant lot is now worth $400,000 and people are pounding at my door to get their paws on it. I'm keeping it. These kids are willing to pay over two grand a month to live near that trail, so a 3 flat will bring me almost as much as my pension does. Thank you, stupid overpriced trail.

Maldonado has a 5,000 sf palace just off of North Avenue. Moreno, much like Rahm, is not from here (though in his case, he actually came from the Quad Cities, which might possibly be more offensive). What's more, Maldonado didn't actually come here until he was accepted to Loyola University some 35-plus years ago. I don't know, it's just kind of strange that two carpet-baggers are trying to implement socialist policy in a free market when their own people can't even behave themselves (See: Humboldt Park).
I still wouldn't live anywhere near there. The neighborhood is a shithole. Still way too many shitheads living there. And I like the way these real estate agents change the names of neighborhoods to attract these clueless yuppies. West Logan Square, really. Never heard of it and I lived in Chicago my entire life.

Don't be so fast to leave, check the conditions of the su urb you plan on moving into, check all of the fees for services, the laws on parking yourvehicles, some won't let you park a pickup in the driveway, some have crazy laws, and check to see what lives near you and what visits. Before you buy plan on visiting in thee early morning hours to see what exits your neigh or ing houses, see what attends the schools, etc. You will be quite surprised. I'm retired and can anywhere, but will your wife be happy somewhere new etc. I'm not saying Chicago is great but shop around first.
