Reminds me when my family fled the westside back in the 70s. Crime was going up and property values were dropping. Schools were turning to shit and the quality of life went down. It was sad, a once great area with the best parks, beautiful homes just completely eviscerated by the cancer.

Then the taxes would start at $17,000 per year and they have a water added tax because they are putting in new mains and the cost to the taxpayers which are 9,000 id 30 million, and water is triple what it is here plus you can only water certain times otherwise you would receive a $300 fine. Next garbage is $89 a month and you get 1 can, extra cans double that price. Then you have to have a vehicle because no stores close, no transportation.
Lastly how many people do you know where you live in the city? Your older and it is not the same making friends as your older and we are set in our ways. So you have to weigh everything and have you looked at the lake county scanner page on facebook? Look at the crime looks like Chicago style is moving that way.

Moved to St. Augustine, FL last year. Gas prices cheaper-$3.00 per gallon now. Property taxes in the IL burbs on a 3k sq ft house, $13,5. FL-2,2k sq ft house-$5,5k. No nat gas cost. Electric during the summer-AC-$180, now the bill is about $100 monthly. Car insurance went up about $200 per car. Homeowners insurance went up about $200. We are not in a flood plain, actually second highest spot in ST A. Golf coast is more expensive-prone to hurricanes. Older homes, low lying areas=higher insurance costs. Older condos are gonna get hit with higher monthly costs...as of 2025 if they dont have sprinker systems installed, they have to reto-fit. This has been a fight since 2000, but now it's coming. Lower taxes, lower crime, these sheriffs dont mess around. Some sheriffs-areas are lacking; Tampa, Miama area. More liberal democrat areas, but for the most part-Trump loving-conservative people. People hold doors open, say thank-you, and wish you a merry x-mas. Roads are crowded, but since the plandemic so many have moved down, the 10 year building plan happened in 2 years...improvements coming, but slowley. Happy with the move, but 2 of our kids are in WI and IN, and elderly in-laws are in IL. If they have grandkids...probably gonna have to move to IN or WI and snowbird it. Even the wife who is non-political doenst want to go back to IL! NY, NJ, IL, CA WA, these states are never gonna recover.

I am looking at the gulf coast of Mississippi. Much more affordable than FL and lower taxes.
2011..sold the 1800 sq ft ranch in Edison Pk for 390K, bought a 3400 sq ft walkout on a 3/4 acre lot, 4bed,3 bath in a established sub division with stocked private lake for 245K. Tax is $3300. Yeah, paying for water and trash but auto insurance dropped a lot. Paid 2.68 for gas at Costco yesterday. Price shock when you plate a 80K Tahoe but price goes down each year as car gets older. No city vehicle taxes. People are nice, love the police. City and county coppers are great, play in several golf leagues, courses open year round. And none of the snotty FIB shit you get from Wisconsin. Life is good. 300 miles straight south, east of the Wabash

I pay the state income tax toll, but I wont live within the border of IL ever again.
If interest rates trend down as it looks like they might, that exodus that seemed to be abating in 2023 will jump right back up. Even the expense of trading a 4% mortgage for an 8% in a destination state wasn't enough to keep some here. A return to 4% will open the floodgates.
You can add me to the list of people fleeing this hell hole come August
