"Reimagine" the Past

Let's see....take multiple million dollar properties along with millions of commercial square footage off the tax rolls pretty much forever....what could go wrong?

  • The city of Chicago has announced plans to convert a collection of empty office buildings in the city's downtown into mixed-used and residential towers.

The initiative, called LaSalle Street Reimagined, would convert nearly 2.3 million square feet (213,676 square metres) of vacant office buildings into residences and retail in the centre of Chicago, an area known as The Loop.

The plan incentivises developers to make the conversions and locally owned businesses through grants to inhabit vacant storefronts, building lobbies and former banking floors – while incorporating housing into the towers above.

Correct us if we're wrong, but didn't Chicago used to have giant sets of high rises dedicated solely to housing? We seem to remember spending a lot of time answering calls there.

Elevators never worked, hallways smelled like piss, shit and weed, holes in the walls to make multiple apartment "suites," Chain link fencing in the breezeways, surrounded by rats, and often raining canned goods when we pulled up to a call.

But damn, we never missed Leg Day, climbing the stairs three and four times a night.

The LaSalle Robert Taylor Homes - they just moved up to the loop from south of China Town just like the White Sox will. So … it looks like the south side could never be rehabilitated so it will just physically more north. River North will love it.

Mixed income housing…. The death spiral of the loop continues. U want tax revenue?? U turn into luxury apartments snd condos. I know it’s not popular but it’s a reality. Mixed income in the heart of the loop means more crime.. plain and simple.

I think it's adorable how they are wanting to create more retail space when most existing retail space is vacant and the remaining stores can't close up fast enough.

Why bother renovating the buildings anyway? Just hand the illegals a cot and a blanket and let them crash in the empty office space.

Just what corporate office workers need on their obligatory "keeping up appearances" hybrid-schedule days downtown.

An even more intense, in-house, 24/7, round-the-clock "Taste of Chicago".

On top of the proposed head tax for incomes $100,000+.

Enquiring minds want to know, what will be the various exit strategies pursued by companies who, as demonstrated during the plandemic, can function perfectly well with a fully or mostly remote workforce? Headquarters in Illinois collar counties? Indiana? Tennessee?

Your description of those buildings is spot on. The smells when you walked in were horrendous. Puddles of urine in the lobbies and stairwells along with piles of human waste. The cats meowing everywhere and if you’re asking why so many cats it’s because they ate the roaches and the roaches were almost as big as the cats. It was a sight to behold .

History repeats itself, generation after generation.

Of course multi-family low-income subsidized housing land-use doesn't belong downtown, in ANY downtown, for a multitude of planning and tax-base, as well as socio-economic reasons.

These conversions are a short-term supposed solution for a long-term complex problem.

Mayor's Office has no business promoting conversion of LaSalle Street office buildings into subsidized multi-family housing. These conversions will be funded by tax-breaks and TIF funds; the buildings permanently removed from commercial tax roll and added to residential tax roll, though real estate taxes forgiven for years to come. Only the real estate developer and the future low-income residents benefit from this stupid deal.

Blogger Mark Felt said...

The city is going to need to fork out a ton of money for these conversions because they will not be economically profitable in the near future, if ever. While the city is at it. perhaps they can turn one or two of these buildings into large college type dorms as housing for members of the Chicago Teachers Union. It would be easy to verify where they are living then.

One thing is certain. The crime downtown will get even worse, if that’s possible. More businesses will flee and less people will visit Chicago. Not good for an already struggling Casino too. The destruction one mayor can cause is shocking. But the aldermen are allowing it.

Mid 1980s, Taylor Homes and the stench was worse than usual, a sewer main froze and burst.

The crawlspace was FILLED WITH SHIT under the entire wing!

I actually saw it! They opened an access door and shined a light, gag a maggot.

They had a mystery contractor clean it out on a weekend??? Most unusual??? $$$

The plumbers showed up a few days later to repair the lines.

As a form of protest the jets residents would tie full bags of garbage to the handles of the disposal doors. Then they would ignite the bags assisted by 50years of Crisco lard and the the flames would shoot from the ground floor to the "penthouse". Fire department would come and say let it burn out. It wasn't hot enough to destroy the reinforced concrete and the smoke, well I guess it could of been bad for the respiratory system.

Lots of issues to be resolved. Office space was designed for -office space-. Conversion would involve individual heating/cooling units, kitchens, bathrooms, additional walls, electrical, etc, not impossible problems but expensive and time consuming to implement. If this was so easy, private developers would be doing this in mass right now.
