Tax Situtation Gets Worse

Prickwrinkle is ripping you off:

  • The typical Cook County condominium or single-family homeowner paid 78% more in property taxes in 2024 than they spent in 2007, despite median property values only rising 7.3%.

    The median property tax bill paid by the owner of a single-family home or condominium in Cook County grew to $5,821 last year – an increase of $2,558 since 2007, the oldest data available.

    The median property values for the 1.17 million single-family homes and condominiums examined in Cook County only rose from $224,000 to $240,000, according to data from the Cook County Assessor’s Office.

This is why the outbound U-Haul rentals are so high statewide - with an emphasis on Cook County.

Don't forget about CPS's portion of the property tax levy - attendance is down tens of thousands from just a few years ago, but they raise their share of the property tax the maximum allowable.

Every. Single. Time.

And we have how many under-populated schools? How many kids who can't read? How many teachers making more than CPD captains and chiefs?

That’s why when I retired I moved to Missouri. Public pensions are exempt from income tax and my property tax is a quarter of what it was.

At what point does the city become too expensive for the middle class ? We get a pay raise that is immediately cut short again with a tax raise and the cycle continues ! If residency wasn't on the books then at least a move to a less taxing county would be tempting !

My property taxes were $5,800 in 2015. After a "successful" appeal they will be over $14,100 next year. The value of my house has increased by $140,000 in that time.

CPS HIGH SCHOOLS belong in the Twilight Zone. Marshall H.S. Has less than 200 hundred students. It also has A 10 acre campus complete with a good looking football field, baseball diamond and large parking lots and adjacent green area. The classic well maintained building also has a state of the art theater for live and film presentations. There are four gymnasiums with combined seating capacity of around 1700. Over 1500 lockers through out the school. Two designated cafeterias and kitchens for cooking classes. The building is computer equipped and wired for WiFi. The Board of Ed does not make the cost of staffing and running this school easily available. Oh, yes; the new city budget increase the staff size.

Property taxes in this state have little to do with the value of your home. They assess you on how much money they need for their budgets. The value of your house could theoretically drop to $1000 and they could still tax the hell out of you.

The school system reportedly has a 14 Billion dollar price tag needed building repair. The Big ticket stuff like roof replacement, tuckpointing, HVAC, tec. This should all get even more interesting.

To those of you acting surprised that Chicago/Cook County is going into the shitter...This is nothing new. Check the history of Chicago. It has been a dirty, corrupt, patronage run system for decades. It's a place where a few "heavy" p0liticians consolidate power and wield it their way. Groups like CTU, and local unions always "backed" their candidates for their own agendas. Billions and Billions of dollars going to projects that don't really improve anything. Remember mayor Daley's constant airport renovations? including the runway realignment? You don't hear too much about that anymore, do you? Remember block 37? Few do. TIF funding is fading from memory as well.
The real news is some of you snowflakes are waking up and seeing it all in real time. Illinois has some of the highest gas taxes in the country BTW...
There is nothing new under the sun here...History has been erased, the erasure forgotten, and the lie has become the truth...

Better than half of your property taxes are going to the failed Chicango Public school system they are turning out students that can neither read, wright or do basic math anywhere near their grade level they are functional illiterate ! Living near Phoenix received my tax bill last week. Home value about $575K (believe me nothing special) purchased for about $380K 6 years ago. Anyway full year property tax is $2,600. Hey we have "coffee with a cop" once a month.

City Motto: PUT UP OR SHUT UP. We middle-class folks are supposed to pay our taxes and fees and licenses, deal with lousy public services and crappy public facilities. But the CPS teachers, the alderpersons and their staff, well it's all gold-plated la-dee-da. Count number of BMWs and Mercedes in CPS school parking lots.

I'm not disputing that Crook County is in a tailspin, but the article doesn't account for the shrinking value of a dollar. Duck Assist says inflation increased by ~53% from 2007 to 2024.

Time to clean house and start all over. CPS needs to terminate employment of EVERY CPS employee. Enact school choice and then create a new CPS and hire a limited number of employees with a NO STRIKE requirement and a fixed school curriculum and a minimum number of schools in each ward.

The data shows 65 cents of every property tax dollar paid in Cook County last year went to fund public schools and community colleges. That translates to $3,797 per property compared to $2,089 paid for schools in 2007.

Im voting with my feet and leaving. I've rarely voted for a politician who took office. There always seemed to be enough votes to elect a democrat in this town. Look what they have done for us...A big Nothing burger! The younger generation is going to be tasked with fixing this. Nobody seemed to care in my generation. They paid Burke cash for promotions and worked as precinct captains for the machine. They paid Madigan for hearings on property tax hikes. Or Fast Eddie Vrdolyak. They elected Rostenkowski, Dick Durbin, George Ryan, Rod Blagoiavich, and Tammy Duckworth, not to mention Mayor Daley for almost a quarter century and a succession of mayors like Emmanuel, Lightfoot, and now Conehead. Cook county was run by John Stroger, and now Preckwinkle. I never voted for one of them. Somehow taxes didn't get that out of control. But lately, there is no end in sight. Your going to need a lot of political will to change all this.

I read that there are at least two CP High Schools with 100 students in each school. That means 25 students for each grade.Why can’t they consolidate some schools & save on staff & cost of operating the buildings?

I moved almost 3 years ago. Sold a lot(Facebook and Craigslist) rented a dumpster for the rest and what we kept fit inside a large U haul truck. Went out west and havent been back since. Yeah, U-Haul does charge a lot, but so what. I would pay twice as much to get my crap out of Chicago for good.

Not disputing you or arguing against your choice, but any pensions and any retirement income is exempt from Illinois income tax as well.

So there’s lots of reasons to get out of here, especially the property taxes, but for now no state income tax on retirement (pension, 457b, 401k, IRA).

Due to family situations, not everyone can move out of state. We were looking hard at Indiana, but it was a little too far due to family obligations. And moving and change in general can be overwhelming so I get why some people are apprehensive. But with that said, I encourage everyone to do whatever you can to move out of that decaying city and county. I wasn’t able to make it out of illinois, but at least I was able to leave crook county. Good Luck and don’t forget to give bj & the preck the middle finger on your way out !
