City Lots for $1
- Last week during a City Council meeting, Mayor Rahm Emanuel proposed a measure to sell six empty city owned lots to a developer at $1 each to build affordable single family homes. The lots, all of which are scattered around Humboldt Park are collectively appraised at $316,000, and would be sold to L and MC Investments LLC for a whopping $6. In exchange for the "free" lots, the developer will build two story 1,840 square foot homes on each site. The three bed, two and a half bath homes will be priced at $199,000 and made available only to households earning up to 120 percent of the median income for the area (about $88,300 for a family of four).
This news was announced the same week that listing site Redfin gave Humboldt Park the number ten spot on the nation's hottest neighborhoods for 2014. If the measure is passed, construction on the lots is expected to begin this coming spring.
Hot neighborhood, cheap lots. Makes perfect sense while taxes rise, fees increase and pensions go bankrupt.

Years ago a friend of mine tried picking up some empty lots from an alderman. He had to smooze her and lay it on thick. He bought a couple of "items" she was selling. In the end he didn't get the lots and he was out a couple of grand.
Usually there's a go between who also profits from this. Someone who is connected that buys those lots dirt cheap on the condition he sells them to a connected developer. Everyone feeds at the trough except the taxpayers.

What is the "real" deal? Lots for $1 in exchange for a big campaign contribution? OR?
And at the same time, they will be announcing some city-wide income tax in order to pay for all the shortfalls. Or, maybe a 50% property tax hike?
I would rather see the property tax hike because it would be paid by people who live in the city.
Whine all you want about it, when you look at what property taxes are in a house in Chicago vs. one in one of the suburbs, your tax rate is actually cheap. Those who think moving to the suburbs is the answer should look at what taxes are on houses outside of the city.
The "real fix" is to cut spending but no one seems to be looking at that as a solution.
First thing to do - cut Aldermen and their staffs and ward funds by at least 50%. That's no-brainer, but hard to comprehend if you have no brains.
Those houses will probably cost $300,000 and up. Homan Square homes were supposed to price at $60,000 - $90,000 but the price increased the closer and closer they got to finishing building and to start selling. The association of Reverends, fought them vigorously to keep the prices from going out if the range of middle class blacks. This might be the "trick."
Follow the money. I'm sure Mc Investments is connected to either Rahm or Rauner.

The three bedroom, three and a half bath, 3,500 square foot condo at 77 E Walton Avenue was listed in August 2012 for $2.75 million. The couple moved in to the unit in May 2011, and the former mayor vacated the condo in June the following year, several months after Maggie Daley lost to her struggle with cancer. There is no way that any builder in Chicago can build a 1840 sq ft single family home for $199K. That's only slightly more than $100 per sq ft.
The cost of building in Chicago; materials, union labor, and Chicago's obtuse code runs well above $175 per sq ft.
Either the homes will cost much more than $199K or the some other people (taxpayers) are going to be subsidizing the purchase price.
The fucking union hasn't got a fucking thing to say or do about this, it doesn't fucking affect us OR the fucking pension obligations, dipshit.

App. 1 yr ago they forced the veterans out after gentrification made the area popular. Despite the many thousands of dollars they put in to update and remodel the location,they offered them a second floor loft type space, app. <1/3 the size without any parking on the NW side of the city.
Their original site is now a Park District day care center.
Where was all the fanfare when they reneged on the original offer?

I remember a sgt. Back in the day who befriended a 23 yr old girl from park ridge while he was living in Catherine Courts. Was drinking at the Northwoods with her then they got into an argument and she left, went back to his apt. Where she was staying. He left shortly thereafter and found her with a gunshot wound to her head, doa. What did this sgt. Do first? Picked up his gun and cleaned up the scene. Who did he call first? We'll it was Deputy Chief Delopez, then 1st deputy John Thomas, then 911. We'll not only did he not take any time he went to the Airport, where he eventually (at least 10 yrs alter)was called down for a drug test and breathalyzer and blew .04 Got sent home then 2-3 days later smashed into 2-4 parked cars in NORRIDGE and tried to flee. We'll the citizens held him for the police where he got locked up then retired. So it goes to show you, if you gots the right call your in the good, if not you or thrown under the bus. Just remember its "Earned , not Given".....

The City also gets money for water/sewer, a couple of city stickers, and sales tax on the new mower and bbq grill and furniture those owners or tenants will buy.
The owner gets rent, if a 2-flat goes on that lot, to the tune of three to five thousand a month.
A vacant lot at a dollar is the gift that keeps on giving and it requires one hell of a lot of clout and connections to be 'given' that GIFT.
This is nothing but a THEFT from the taxpayers.

Yes, I posted about this two days ago. The connected developer reportedly 'lent' the use of the condo to Daley for about a year.
Did he report this little gift on his taxes? Is it a violation of the ethics ordinance, or is he the one person who's exempt from mingling his interests after leaving office? Has anyone looked at his connections to the developer?

McPrincess walked out of his own comppost meeting yesterday and made everyone come back today. He looked like a complete ass. Bosses, even the suckholes were calling him a goof and laughing at him.
Today was no better. Ranting, almost frothing at the mouth. He said, 'let me make this clear...(re tact)--the days of bringing in a head are over.'
They had all kinds of stats where tact in 011 has not made a single arrest after 1900 and no activity. He does not want heads brought in. He wants areas saturated, quality arrests, more contact cards, more anovs. He wants tact to bring in cases that will shut down drug corners immediately, then afterward to stay in the area and keep making arrests, but not for simple dope.
Tac should now suck as much as patrol.
He also about had a stroke when talking about how 11 district personnel only wrote 26% of contact cards written in the district. (out of 3000 total). Said 11 officers should have a ton of free time to do contact cards due to so much help from outside units and even tho it's 10 below outside you should be out of your cars writing CC and anovs.
Hopefully you guys in 11 will come in with less than 1% of the contact cards written, maybe a big fat goose egg across the board. If you heard how he talks about the beat officers, you wouldn't do one f*cking lick of work except go to calls. He has NO respect for you and thinks you should want to produce for him since he's such a great leader! Do what you want, but WTF could they possibly do to you? Take back what little power you have.

I remember a sgt. Back in the day who befriended a 23 yr old girl from park ridge while he was living in Catherine Courts. Was drinking at the Northwoods with her then they got into an argument and she left, went back to his apt. Where she was staying. He left shortly thereafter and found her with a gunshot wound to her head, doa. What did this sgt. Do first? Picked up his gun and cleaned up the scene. Who did he call first? We'll it was Deputy Chief Delopez, then 1st deputy John Thomas, then 911. We'll not only did he not take any time he went to the Airport, where he eventually (at least 10 yrs alter)was called down for a drug test and breathalyzer and blew .04 Got sent home then 2-3 days later smashed into 2-4 parked cars in NORRIDGE and tried to flee. We'll the citizens held him for the police where he got locked up then retired. So it goes to show you, if you gots the right call your in the good, if not you or thrown under the bus. Just remember its "Earned , not Given".....

We are in contract negotiations and personally this is not a place for another recruit like shields was who needed an FTO! I had some cr numbers and dimaria did a good job getting me legal help and turned out good!

Yes, this was covered extensively in the media and here. Daley once sold a 3 story building at 18th/Indiana to a group of Vietnam Vets for a dollar, when the area was a non-entity.
App. 1 yr ago they forced the veterans out after gentrification made the area popular. Despite the many thousands of dollars they put in to update and remodel the location,they offered them a second floor loft type space, app. <1/3 the size without any parking on the NW side of the city.
Their original site is now a Park District day care center.
Where was all the fanfare when they reneged on the original offer?

You don't know what you are talking about. It was not their money they used to redo the building, it was TAX money they were 'loaned'. The Vietnam Art Organization got the building for $1 and $3,000,000 TIF money to rebuild with the requirement it had to stay an art/cultural building, and that they had to be able to last past 2013.
The money disappeared and it was reported that some involved were facing FBI Investigation to determine what happened to the money. Many of the original artists facilitators got out because of the dopes screwing it up for everyone.
So with the art organization facing insolvency due to missing & low funds, and to save their asses, they had a board plant who was trying 'steer' them to rent the the building to Black Orchid Supper Club (a connected group), with the caveat that if the Veteran art organization was able to last until 2014 (when they could keep the building without paying pack the TIF money), they would then 'Sell" the building to Back Orchid for the building value, less the rental fee, an unheard of and basically illegal transaction.
It was a total scam that blew up in their faces when details were leaked. It turns out, Black Orchid Supper Club was tied in with MCL developer Tim Mclean (D-connected); after the city decide to exercise legal right to return the building, The Black Orchid Supper Club mysteriously went bankrupt immediately.
Following the return of the building to the city & park district, The Vietnam Veterans Art organization was made WAY better than whole, and were allowed several years of FREE rent until they moved, and was provided city assistance & assigned big whig mentors to help them get their shit together and find a new home. The organization was so mismanaged, even the big bucks Pritzker Military museum wouldn't touch them.
Miraculously no one was further investigated for the missing or squandered money given originally, or other funds raised. So my friend, no one reneged on their offer, if anything, everyone bent over backward to keep these guys going.
If you think this deal stinks, go to East Chicago, IN. In EC, the City has demolished over 100 old homes in the Indiana Harbor section and built 90+ beautiful new single family masonry homes. Guess what, they can't sell them because crime, gangbangers and poor schools are very prevalent and new families won't relocate to the area. They are now renting them out to Section 8 tenants. Same BS, good intentions for political purposes (re-election) and they don't give a damn how it will look in ten years. The City of EC has over $30 Million into this boondogle
